A+ Environmental Solutions, LLC (AES), provides Phases I and II environmental site assessments (ESAs) to realtors, lending institutions, and property owners. We prepare comprehensive investigative reports on real estate holdings with detailed information for the clients and, if requested, the appropriate regulatory agencies. If Phase III – remediation – is required, AES is ready with 19 years of experience and expertise.

Phase I Environmental Site Assessments

A Phase I ESA is a report designed to identify potential or existing environmental contamination liabilities for a particular real estate holding. The investigation addresses both the underlying land as well as physical improvements to the property. Techniques applied in a Phase I ESA do not include actual collection of physical samples or chemical analyses of any kind. The collection of samples is done as part of a Phase II investigation (see Phase II) if needed.

investigation.jpgThe Phase I is a visual inspection of a piece of property and its vicinity, a review of available historical records, and interviews with persons knowledgeable about the site. Scrutiny of the land includes examination of potential soil contamination, groundwater quality, surface water quality, and sometimes issues related to hazardous substances. When the research and data collection is complete, a report of findings is generated.

Phase II

The Phase I report identifies area(s) of the property which in the past have posed environmental liabilities, or which may reasonably be expected to pose them in the future. Such findings may result in a recommendation for further assessment. If so, AES would then conduct the Phase II investigation by collecting samples (e.g., building materials, soil, groundwater, surface water) for subsequent analysis. The Phase II investigation and report are designed to confirm or refute the presence of substances of environmental concern on the property or in the surrounding area. The Phase II is usually limited in scope to sampling and testing for contamination in likely areas.

Our methods and practices meet or exceed American Society for Testing and Materials (ASTM) standards, and the requirements of all appropriate federal, state, and local agencies. In addition to many and varied certifications, the AES team conducing ESAs includes Geologists and Engineers licensed by the State of California.
